David Nankin is the Founder and Managing Member of LV Property Management. David is responsible for everything from acquisitions and asset management to repositioning and capital improvements. Prior to forming LV Property Management in 1997, he had a long and successful real estate career in New York, working for a variety investment and brokerage companies in that area. He is a graduate of the University of Wisconsin-Madison with a Master of Science in Real Estate Investment and Analysis. In his free time, you can usually find him enjoying a glass of wine (or tequila), traveling with family, hanging with his dog, playing almost any racquet sport, and exercising in general.

Robin Nankin is Chief Financial Officer of LV Property Management, overseeing accounting and financial reporting, investor relations, operational procedures, and technology. Before starting the company with David, Robin had been working in New York for the likes of MacAndrews & Forbes, PricewaterhouseCoopers, and other financial services firms. She is a graduate of Boston University with a degree in accounting. When not at work, Robin enjoys sharing a bottle of wine or tequila with friends, traveling, cooking, eating out, and playing a variety of racquet sports. She’s also quite fond of the family dog, Cabernet, who joins her in the office frequently.

Jayme Shin is our Vice President of Operations. Jayme is responsible for the operational and financial performance of the company, which includes oversight of the marketing, facilities, and training departments, as well as providing leadership to the company’s regional managers. Before joining our team in 2021, she’d already enjoyed an extensive career in the industry. Jayme started out as a leasing agent, which then quickly led to her working in a variety of leadership roles for REITs, fee-managed companies, and private companies in Colorado, Minnesota, Missouri, Michigan, and Illinois. Over the years, she’s had a multitude of experiences in the multifamily world, including new construction projects, acquisitions, retail, high-rise, mid-rise and garden-style assets in both affordable and market-rate properties. Jayme holds a bachelor’s degree from the University of Illinois Chicago. When not working, Jayme spends her free time traveling, reading, and being with her family.

So far, one of her favorite aspects of working for LV Property Management is that her opinion matters, and she can positively impact change. Instead of trying to fit into an established culture, Jayme feels as if she can help create a more positive culture and pave the path for this company — which is true on all accounts.

Nick DeFrank is Vice President of Investments at LV Property Management, where he’s responsible for new property acquisitions, financing, asset management, and major construction project management. Nick has been with the company for over a decade, joining the team back in 2012, but has had a long and accomplished career prior to his time with LV Property Management as a multifamily real estate professional, completing a myriad of multi-housing transactions in the areas of Market, LIHTC, and Student Housing — among others. Nick is a graduate of Florida State University-College of Business with a Bachelor of Science in Marketing. When not at work, he spends most of his free time coaching his son’s sports teams. He also spends his time playing golf and loves FSU football (Go Noles!). Nick resides in Vernon Hills, Illinois, with his wife, Lori, and their two children, Anthony, and Liliana.

If you were to ask Nick about his favorite aspect of LV culture, he would narrow it down to two: the support from his colleagues and that company wins are applauded.

Michelle Herzberg is the Director of Human Resources at LV Property Management, where she oversees staffing, payroll, policies, and employee relations, among other responsibilities. Michelle’s path into HR was a bit different than most. At the start of her professional career, Michelle’s goal was to become a therapist, and she was well on her way to doing so. She was working as a counselor and interning at a government agency when offered an HR role. The rest, as they say, is history. She eventually transitioned into the private sector, which fortunately led her to our company in 2019. Michelle has a master’s degree in counseling from Loyola University. When not in the office, Michelle enjoys reading, traveling, and cheering on Michigan State Spartans. She also loves spending time with family, her husband of 20 years, their two children, and their two dogs.

Michelle’s favorite aspect of the LV culture is the people. The company has a strong team-oriented environment, where people are both uniquely respectful and comfortable with one another. This lends itself to an efficient, collaborative environment. Michelle values her co-workers’ opinions and knows they value hers as well – something she truly appreciates and knows can’t be taken for granted in a business setting.

Shelly Alderson has been in the property service industry since 2009, joining our team in 2012 and is our Operations Support Specialist. She is a “Jane of all trades,” with a variety of responsibilities: handling IT tickets, coordinating with vendors, auditing and implementing policies and procedures, identifying skills gaps and assisting in training, and helping with residential properties when needed — among other duties. Having gone to school for graphic/web design, Shelly sort of fell into the industry upon moving away from Madison. She started as a temp, and then earned a few promotions along the way to her current role. In her free time, you can find her spending time with her two toddlers. When not responsible for other human beings, Shelly likes to sleep, play volleyball, and cheer for the Badgers.

As Director of Learning and Development at LV, Kellee oversees the design, delivery, and evaluation of training programs and initiatives for over 100 employees across the organization. Her role is to ensure each team member has the skills, knowledge, and competencies to successfully achieve LV’s goals. She coaches and mentors managers and leaders, fostering a culture of integrity, caring, collaboration, and ownership.

Through the administration of our LMS, Kellee is responsible for developing and implementing a comprehensive training strategy and curriculum for the property management division. This includes covering sales, maintenance, customer service, and compliance.  Kellee has earned multiple certifications and honors in the field of real estate management, including OSHA Certification, Certified Apartment Maintenance Technician (CAMT), Certified Apartment Manager (CAM), and Certified Apartment Leasing Professional (CALP). She is driven by the mission of creating and delivering high-quality learning experiences that empower and inspire people to grow and succeed not only in their careers but in their personal lives as well.

In her personal time, Kellee has served as a Board President and Director of Fundraising for multiple non-profit organizations. Her charitable affiliations include, but are not limited to: Special Olympics, The Trevor Project, Move for Hunger, The Treehouse Humane Society, One Tail at a Time, Music of the Baroque, Mid-American Freedom Band, and Lakeside Pride Music Ensembles.

When she is not working, Kellee is a fervent international traveler, video gamer, and theater buff. Having played slide trombone for over 33 years for many national organizations, she can finally say that she’s getting pretty good at it! To stay healthy, Kellee is also a certified yoga instructor and a mediocre beach volleyball player.

Samantha Moore is one of the Regional Property Managers with LV Property Management, overseeing property operations, participating in the strategic management of apartment communities, ensuring the overall satisfaction of residents, fostering the growth of her team members, and more. She’s also an essential contributor to the asset management of the apartment communities under her portfolio. Sam’s career in property management spans nearly 15 years, starting as a leasing consultant and working her way through various roles until becoming a property manager — and now a regional property manager for multiple communities in both Illinois and Wisconsin. When not at work, Sam enjoys spending quality time with family and friends, as well as sitting down with a good book to immerse herself in new worlds and captivating stories. Music also has a special place in her heart. Live music in particular is one of her favorite pastimes. There’s nothing like a good concert.

Sam’s favorite aspect of LV culture is its collaborative nature. The team works so cohesively and is always ready to lend a helping hand to overcome challenges together.

Kelly Klesser started her career in the industry at LV Property Management back in 2007, joining our team as a part-time leasing agent. At the time, she was attending Indiana University’s South Bend campus and was looking for a steadier paycheck. Kelly enjoyed to opportunity so much that she decided to make it a career, taking every advantage to learn more about the profession. Several promotions later, and she’s now the Regional Property Manager for our Indiana portfolio, overseeing the day-to-day operations, resident relations, financial planning and performance, staff, capital projects, and more. When not at work, she enjoys traveling, gardening, baking, walking and playing with the dogs, Luna, a yellow lab, and Remy, a German Shepherd, and finding her way through a good corn maze. Kelly is a wife and mother of two, so she’s also very busy with her children’s activities (marching band, sports, art, and so on).

Alison Keslo began her career as a property manager in 1998, transitioning to the LV team in 2011. A Rockford native, Alison spent three years working at an advertising and marketing communications agency, which was a good preparation for promoting exceptional service and benefits to her residents. In 2022, she then took on the management of a second property, to the eventual role as Regional Property Manager of all seven Rockford properties.  In her free time, you can find Alison traveling to warm climates, shopping, and enjoying a nice glass of wine.  She enjoys spending time with her husband, two boys, and yellow lab.

Alison’s favorite aspect of the LV culture is the support from all levels of the company. LV itself is growing every day but they still make team members feel valued.  Everyone’s voice is heard, and that matters.

Zach Nankin is an associate at LV Property Management. Zach has his hands in many areas of the company, primarily working in Operations. Prior to joining LV, Zach worked for Peak Properties in Chicago for over 3 years as a scattered-site Property Manager, and before that, Zach worked in the hospitality industry. Zach is a graduate of Tulane University where he majored in Marketing Management. Zach is an avid golfer and a huge sports fan.

Back in 2012, LV Property Management welcomed Lisa Schwartz to the team as Accounting Manager. Lisa is responsible for our financial reporting, reviewing capital expenditures, calculating and analyzing our management fees, reviewing month-end reports, and assisting our property managers with accounting, budgeting, and general inquiries — the list is a long one. Prior to her work with our company, Lisa held a variety of accounting and finance roles, working for the likes of Coopers & Lybrand, Culligan International, and Abbot Laboratories. She is a graduate of both the University of Illinois and the University of Chicago, earning a Bachelor of Science in Accounting/Finance and a Master of Business Administration in Finance and Marketing. In her spare time, she enjoys traveling, taking her golden retriever, Cassie, for walks, and spending time with family. She makes a regular habit of visiting her children, who are currently studying at the University of Wisconsin and the University of Michigan.

In Lisa’s opinion, the best part of the LV culture is its inclusivity and fun. It feels like family here, where everyone has each other’s best interest in mind. It’s also refreshing to see how passionate the whole team is about the work they do and helping one another learn and grow.

Maile Winograd is no stranger to the finance and property management industry, bringing more than 15 years of experience upon joining the team back in 2021 as our Accounts Payable Manager. Maile has worked for a variety of small businesses and property management companies for much of her professional career.

For Maile, her favorite aspect of the LV culture is the camaraderie. She feels like everyone on the team is willing to step up and devote the attention necessary to get the job done — and done well.

Andre Smith is Senior Accountant at LV Property Management. As Senior Accountant, Andre is responsible for the monthly books, running financials, financial reporting, tenant ledgers, and other accounting duties. Prior to joining the team in 2022, Andre spent a number of years working in accounts payable, property accounting, financial advising, and selling insurance — with a short stint in mutual funds. He has a Business Administration degree in Finance from the University of Pittsburgh and a Master’s in Accounting from DePaul University. When not at work, Andre enjoys spending time with family and friends, playing basketball and golf, and watching almost any Chicago sporting event, with the exception of football. He’s a Steelers fan.

Shreya Gupta is our Finance and Administrative Assistant at LV Property Management, managing pretty much everything in the corporate office, handling more than a few administrative tasks, and supporting our accounting team as needed. This New Jersey transplant is, as she puts it, a scientist by training but works well with numbers. Shreya joined our team back in 2020, and she’s been a wonderful addition ever since. When not in the office, she loves to cook and experiment with new recipes and flavors — sweet, savory, whatever. It doesn’t matter to her when it comes to the kitchen.

One of Shreya’s favorite aspects of the LV culture is the diversity — and the dogs. Our company believes in inclusivity. We want people to feel comfortable bringing their whole self to work, and if that self includes a four-legged family member, we believe the more, the merrier.

Lon Knoedler is our Director of Risk Management. A large part of Lon’s responsibilities involves overseeing the property and casualty insurance coverage for our properties, but he’s also become an essential team member in assisting with the purchasing process, site safety practices, and, when needed, claims. He came to us with 47 years of experience in the insurance industry as an independent insurance agent for the family business that he and his wife owned for the past 20+ years. In fact, he had retired about a year ago, and it was at David’s urging that he join the LV Property Management team. In his free time, you’ll likely find Lon woodworking (a hobby he started about 12 years ago). If not that, then expect to see him on the water with his family and a fishing pole in hand.

When asked, Lon will tell you that his favorite aspect of LV culture is feeling valued for his contributions to the company. A close second would be the team that LV Property Management has built. “Everyone is so friendly and a pleasure to work with.”

Cabernet Vintage 2017 (better known as Cabi) is a Portuguese Water Dog. She has been with the company since she was born. When in the office, she can be found next to anyone who has food at their desk and offers her a special treat. Her favorite human is David who she follows around like a shadow. In her free time she enjoys long walks, playing fetch and swimming in Lake Michigan.
